Welcome to the website of the Potomac Farms Homeowners Association (PFHOA). Potomac Farms is a great community located in North Potomac in the heart of Montgomery County, Maryland, north of the town of Potomac, between the cities of Rockville and Gaithersburg, and just down the road from the acclaimed Glenstone private contemporary art museum. Potomac Farms has great schools, local trails that connect to the Muddy Branch Greenway Trail System, a community swimming pool, tennis court, and many nearby recreational, cultural, educational, and retail resources. Meetings

Architectural Reviews
All changes and projects that are associated with a home’s exterior or exterior property, with very few exceptions, must be reviewed and recommended for approval by the Architectural & Environmental Review Committee (AERC) BEFORE beginning project work. Information about AERC Exterior Home Project reviews and instructions for having a project reviewed may be found at potomacfarmshoa.org/acr-review/.

The most recent PFHOA newsletter is dated December 20, 2022, and may be accessed from the For Residents > Announcements web page. The Annual Notice to Residents of Common Ownership Communities, dated January 11, 2024, also is available at that location.
Budget
The draft 2024 Potomac Farms HOA Budget was presented at the Annual Budget Meeting held on December 21, 2023 and was approved by the board. Budget details may be accessed from the Announcements page that is password restricted and intended for Potomac Farms residents.
Recycling and Yard Trim Collection
Recycling and Yard Trim collection is scheduled for Tuesdays, not including holidays, and is performed by Montgomery County. See the Montgomery County recycling services website for detailed information about the county recycling programs. (updated Dec. 2019)

Pool opening for the 2024 Summer Season!!
The 2024 opening day for the PFHOA community swimming pool is Sunday, May 26, 2024. The pool will close for the season on Tuesday, September 3, 2024, at 8pm. Additional information about the pool is available on the Announcements page in the “For Residents” section of the website. Go to the contents under the topic heading “Swimming Pool”. Clearing Snow From Streets, Sidewalks, and Walkways
PFHOA has a contract with Potomac Garden Center to treat and generally clear snow and ice from specific private streets and/or sidewalks within the PFHOA community covering the period through April 30, 2024. Other streets within the PFHOA are maintained by Montgomery County and will not be treated or cleared under this company contract. A map of the sidewalks (in blue) and streets (in red) that will be treated and generally cleared by the private company can be viewed here. Homeowners who don’t want the contractor to treat the sidewalks on their personal property must clearly mark those areas (e.g., with a sign and barrier tape that blocks off those areas) prior to each weather event. Note that Montgomery County has guidelines that state that a person “is responsible for removing snow and ice on any sidewalk, other walkway on or adjacent to property that the person owns, leases, or manages, including any walkway in the public right-of- way…”. Additional information about PFHOA resident responsibilities for clearing snow and ice can be found at the Montgomery County website.
Trash, Collection and Bulk Pickups
All trash must be placed in trash cans or vermin proof containers and should be stored out of sight.
Trash collection for all Potomac Farms properties is performed by a private service, J and J Trash Service, Inc., and is scheduled for Tuesdays and Fridays, not including holidays. Trash should be in front of the home before 7 am on pickup days and should be removed from the curb promptly after pickup. The private service currently offers free bulk pick-ups for Potomac Farms homeowners but scheduling for bulk pick-ups must be prearranged. See the J and J website for details and contact information for scheduling a bulk pickup. Their phone number is 301-241-8863.
According to their website, trash pickup will be pushed back one day when an observed holiday falls on or before the collection day. In Montgomery County, J and J’s observed holidays include New Year’s Day, Martin Luther King, Jr. Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day, and Veterans Day. Volunteers Wanted
Residents are encouraged to volunteer for activities that benefit our community. Volunteers also are encouraged to participate at open Potomac Farms HOA Board and Committee meetings and to consider running for positions on the Board of Directors and joining or establishing a PFHOA committee.
